New “Front Door” of Uptown offers High-Visibility, Access, and an Innovative Environment

Terrex Development & Construction and Messer Construction Co. are developing a major mixed-use project that is located at the new interchange of Martin Luther King Drive and I-71. The project, named the Digital Futures Complex, will help define the new front door of the Cincinnati Innovation District. The development represents a large-scale, joint project for the two firms, and will be the first major development catalyzed by the new interchange.

The development sits on approximately 5.8 acres located on the south-east corner of the Martin Luther King Drive and Reading Road intersection, and will span from Reading Road on the west, over to I-71 on the east with prime frontage on the south side of Martin Luther King Drive. The site will also create an additional access from Lincoln via an extension of the Winslow Avenue to the north.

Anchor Tenant Announced

On August 22, 2018, the University of Cincinnati announced the Uptown development as the home for its new UC digital futures building. UC is the first tenant at the Digital Futures Complex and will be housed in a 189,000 SF building fronting I-71 and Martin Luther King Blvd.

The project site provides unparalleled visibility and access to and from I-71, and offers office tenants an incredible opportunity to become the cornerstone of Uptown’s Innovation Corridor and, in general, the Uptown area.

A Historic Opportunity

The vision for this project is to create a high density, urban, mixed use project that is defined by an iconic design and a thoughtful connection to the surrounding community. The development, when fully completed, will provide 520,000 square feet of office, a 160 room hotel, multifamily, retail, urban park and below-grade structured parking to serve the development. In addition to, and in conjunction with, UC’s digital futures building, the Digital Futures Complex will provide an opportunity for the business community to co-locate their operations with the University and work collaboratively within a vibrant and innovative setting with some of the nation’s premier faculty and students. Ultimately, Uptown Gateway will be home to approximately 2,000 employees in the tech and innovation segment of various industries.

The project is slated to begin construction this year, starting with the construction of the podium parking garage. Once the garage is complete, construction of the two office buildings and hotel can commence, with an anticipated completion date in early 2022.
